22 new affordable homes coming to Coalville

We’ve recently completed a sale between housing developer Modus Partnerships and Leicestershire County Council which will see 22 new affordable houses built on a brownfield site in Coalville, Leicestershire.

Just south of Coalville’s centre, the site on Highfield Street extending to 0.825 acres was previously used for office and industrial purposes, which since demolition has been left unused. Plans submitted by Modus Partnerships, in collaboration with Nottingham Community Housing Association (NCHA), proposes 22 residential units to be built on the site for affordable one-, two-, and three- bedroom houses, creating a ‘strong, vibrant, and healthy community’.

Part of the wider site has been retained by Leicestershire County Council for an internal social care development.

Joe Reilly, our associate director and chartered surveyor who handled the transaction said: “Not only does this deal make good use of a currently disused brownfield site, but it’s also utilising the land to provide much-needed affordable housing to the area.

“At Innes England, we pride ourselves on the premier quality service and offering we provide for not just our clients, but all organisations we interact with. This deal is demonstrable of this and I’m very pleased with the result for all parties”.

Simon Preston, director at Modus Partnerships, said: “Modus Partnerships is committed to delivering high quality affordable housing across the country, building communities that are more than just bricks and mortar.

“Working with Innes England was a breeze and now we’re able to look ahead to what’s next for this site. If our current proposal is successful, the development in Coalville will see 20 plus affordable homes built in a great area where families can live and thrive.”

Councillor Lee Breckon, cabinet member for corporate resources, said: “We are really pleased to be making the best use of this brownfield land, which is ideal for regenerating into much needed affordable homes and social care facilities.

“We know that communities across Leicestershire want more affordable housing and our work with Innes England, Modus Partnerships and North West Leicestershire District Council will bring high-quality new homes to Coalville.”

Allan Fisher, director of development and assets at NCHA, said: “Our development team are delighted to be working with Modus Partnerships to bring high quality affordable housing to Coalville. The scheme contributes to NCHA’s Strategic Partnership with Homes England, to deliver new, affordable homes across the East Midlands and East of England.”
