Posted: 17th February 2025

The Brief

Client and location: Greggs, Beeston High Road Relocation
Sector: Retail & Roadside
Service provided: Agency & Development: Acquisition
Challenge: Greggs, a prominent player in the UK’s food-on-the-go sector, sought Innes England’s expertise to support their expansion strategy. The primary challenge for Greggs was the impending end of their lease on a high street unit in Beeston. They required a larger space to facilitate more seating and to introduce a new coffee shop style unit, with expanded hot food offerings.

The approach

Innes England adopted a tailored approach, combining an in-depth market analysis.

Identified potential opportunities: The strategy involved leveraging local market insights to identify potential relocation sites. Innes England engaged with local agents to pinpoint suitable properties and was able to secure a lease for a larger property that significantly surpassed the seating capacity of the existing unit.

An integrated approach: Although this specific project focused on the relocation of a high street store, it’s important to note that Innes England’s relationship with Greggs encompasses a broader range of professional work. This includes handling lease renewals and rent reviews, as well as being retained to acquire new sites for Greggs.

The Results

Successful completion: Innes England successfully acquired a spacious unit for Greggs, facilitating the launch of their new coffee shop format and significantly expanding their seating capacity.

Client satisfaction: The larger premises not only met but exceeded Greggs’ expectations, enabling them to offer an enhanced customer experience and adapt to new market trends.

Conclusion

The successful relocation of Greggs to a more spacious and strategically located high street unit in Beeston, facilitated by Innes England, stands as a testament to their expertise in retail and roadside. This project not only addressed the immediate needs of Greggs, but also positioned them to better serve their customers and adapt to evolving market trends. The outcome of this project reflects Innes England’s commitment to understanding and fulfilling their clients’ unique requirements, ultimately contributing to Greggs’ ongoing success and growth in the competitive food retail sector.

“Local high street locations have performed well, continuing to experience healthy levels of footfall – and we are also seeing strong occupier demand for prominent roadside positions on main arterial routes.

It makes sense that many businesses are investing in these locations. This is indicative of past lockdown consumer trends with many wanting the convenience of grabbing food on the go.

Although many food on the go operators are focused solely on roadside units, including Greggs, the up-size in Beeston shows their commitment to the high street. Their diverse requirement has allowed us to target different types of units, including drive-thru’s, drive tos and upsize in city centres and towns.

Greggs upsized its presence in the centre of Newark and Beeston to allow for a larger open sales area with a considerably extended offer – something the previous locations couldn’t accommodate due to size and layout.”
