THE BRIEF
Client and Location: Greggs – Lincoln and Sherwood, Nottingham
Sector: Retail – Food and beverage
Service Provided: Agency & Development: Acquisitions
The Challenge: As part of its continued expansion across the East Midlands, Greggs required suitable new locations that would provide strong visibility, accessibility and the space needed to meet changing customer expectations.
With requirements spanning different locations and property types, the challenge was to identify opportunities that complemented Greggs’ existing estate while supporting its continued regional growth.
Innes England was tasked with identifying and securing two suitable premises in Lincoln and Sherwood, building on its longstanding relationship with the national food-to-go retailer.
The Solution
Drawing on its knowledge of the East Midlands retail and roadside market, Innes England worked closely with Greggs to identify and secure two locations aligned with the retailer’s requirements.
- Strategic site identification: Innes England used its understanding of the regional property market and Greggs’ acquisition criteria to identify suitable opportunities in Lincoln and Sherwood.
- Lincoln acquisition: A 2,985 sq ft former retail unit on Outer Circle Road was secured for Greggs, creating an opportunity to bring a previously occupied property back into use.
- Sherwood acquisition: Innes England also helped secure premises on Mansfield Road in Sherwood, further strengthening Greggs’ presence in Nottingham and the wider East Midlands.
- Supporting an established growth strategy: The acquisitions build on Innes England’s longstanding work with Greggs across the region, helping the retailer identify locations that respond to demand for convenient, accessible food-to-go options.
The Results
- Two new stores secured: The acquisitions enabled Greggs to open new locations in both Lincoln and Sherwood.
- 30 new jobs created: Together, the two openings have created 30 new employment opportunities across the East Midlands.
- Previously occupied premises brought back into productive use: Both transactions have given existing commercial properties a new purpose, supporting activity within their respective locations.
- Continued regional expansion: The openings further strengthen Greggs’ presence across the East Midlands and build on a series of successful acquisitions supported by Innes England.
- An ongoing client relationship: The transactions demonstrate Innes England’s continued ability to understand Greggs’ evolving property requirements and identify opportunities that support its wider growth strategy.
Sam Hall, Associate Director, Agency & Development:
“While customers will always be wanting to buy food on the move, these larger sites can also respond to changing consumer habits. They provide more space for café-style seating, giving customers the option to pause, relax and enjoy a coffee or something to eat as part of their wider shopping trip.
“These two latest sites were interesting and diverse developments, with one being a typical retail unit – demonstrating that the high street is still thriving.
“The other was an industrial unit that previously housed a showroom, so it’s good to see it being brought back to use.
“We are continuing to work with Greggs as we seek further stores on retail parks and in high streets and transport hubs.”
Conclusion
The Lincoln and Sherwood openings represent another chapter in Innes England’s longstanding relationship with Greggs.
By combining detailed knowledge of the East Midlands retail market with an understanding of the retailer’s property requirements, Innes England has helped secure two further locations that support Greggs’ continued regional expansion.
The transactions demonstrate the value of local market knowledge and a proactive approach to site acquisition, identifying opportunities that meet occupier requirements while bringing commercial space back into productive use.
