The site provides extensive accommodation over various buildings sitting on a site area of approximately 2.47 acres (0.99 hectares) and is currently the HQ office for Oadby and Wigston Borough Council. The original Bushloe House comprises an attractive and iconic three-storey Grade II listed building that was built in 1850 by Leicester architect Stephen Fry and to this day still encompasses a wealth of period features. The premises was subsequently extended in the 1970s, with a two-storey wing and now extends in total to approximately 14,930 sq ft. Internally, the property has been configured to provide a mixture of open plan and cellular office accommodation, together with a council chamber, meeting room facilities and the usual arrangement of WCs. Within the wider grounds there are further outbuildings, providing a mix of older single-storey office accommodation, together with greenhouses and extensive parking facilities. The site is surrounded by residential uses on the side and rear boundaries and is screened to the front elevation by attractive mature trees.
Location
The property is located in Wigston, a popular suburb of Leicester and a substantial town lying approximately 4 miles to the south east of Leicester City Centre. It has its own well-established retail shopping area, primarily located on Bell Street and Leicester Road, together with well-established industrial estates, serving a substantial residential catchment area. The town centre is well-located and very accessible from Welford Road A5199, a major and busy arterial route, providing direct access to the A563 Leicester outer ring road system which in turn provides access to Junction 21 of the M1 motorway, approximately 5 miles to the west. Within Wigston, the subject property is situated approximately 0.5 miles south west of the town centre and occupies a prominent position on the northern side of Station Road, in between the junctions of Abington Close and Parlour Close. This section of Station Road is made up of predominantly residential dwellings, albeit in close proximity to the west is a variety of non-residential use classes, including Wigston Academy, Wigston College and Two Steeples Medical Centre.
