Challenge: Innes England opened its Birmingham office in April 2022 to establish a stronger foothold in the West Midlands commercial property market. While the company had an existing presence in the region, a dedicated office was needed to better serve clients, secure key instructions, and expand valuation, agency, and asset management services.
The challenge was to compete in a fast-moving market, attract new clients, and demonstrate tangible value to landlords, developers, investors and financial institutions.

The SOLUTION
Under the leadership of Adam Rock, the Birmingham team has exceeded expectations and grown significantly over the past three years. Their strategic approach has focused on:
● Expanding valuation services: Providing loan security valuations for over 165 lenders, including high street banks, challenger lenders and investors.
● Enhancing asset management and lease advisory: Optimising asset performance and lease agreements for portfolio clients, including Sandwell & West Birmingham NHS Trust.
● Expanding building consultancy and project monitoring: Strengthening service offerings by integrating building surveying, dilapidations, and project monitoring alongside valuation work, ensuring comprehensive client support.
The Results
● Delivering high value valuations: Completed over 300 valuations in 2024, with a combined worth of £650 million, exceeding expectations.
● Securing strategic lender partnerships: Expanded panel appointments, giving clients access to over 165 lenders, including high street banks and challenger lenders.
● Optimising asset management and lease advisory: Advised major portfolio clients, including Sandwell & West Birmingham NHS Trust, on long-term asset performance and lease agreements.
● Expanding service capabilities: Strengthened building consultancy, dilapidations, and project monitoring services to enhance client offerings.
● Strengthening leadership and professional development: Adam Rock was promoted to Equity Director in 2025, reinforcing his leadership in establishing and growing the Birmingham office, and Freddie Eastman to Associate Director, recognising his contributions to the team’s success. Freddie also now leads Innes England’s APC scheme, supporting professional development across the business.
● Building momentum for 2025: Established a strong pipeline of instructions, positioning the Birmingham office for continued growth in its fourth year.
