Challenge: Innes England began working with the Nottingham Building Society in 2021, providing strategic advice on branch disposals and lease events. As part of a long-term plan to maintain and strengthen their high street presence, the Nottingham Building Society was looking to relocate to a more prominent branch location in Nottingham City Centre. This move needed to be carefully timed with the disposal of their existing site on Upper Parliament Street, while also accommodating the fit-out period for the new premises to ensure continuity of service.
The Solution
Innes England adopted a coordinated approach, balancing acquisition with disposal while leveraging deep market insight and skilled negotiation.
- Off-market acquisition on Clumber Street: Drawing on our strong local network, we identified an off-market opportunity on Clumber Street, Nottingham’s prime retail pitch. The location offered high visibility and strong footfall; an ideal fit for Nottingham Building Society’s new flagship branch. We successfully negotiated terms with the landlord and swiftly progressed the deal by instructing solicitors.
- Coordinated disposal of Upper Parliament Street: With the new site secured, our attention turned to the disposal of the Nottingham Building Society’s existing branch. We again sourced an off-market buyer and negotiated a deal that allowed for a delayed completion. This ensured the client could complete the Clumber Street fit-out and vacate their previous premises without operational disruption.
The Results
- New branch opened: The new Clumber Street branch officially opened to the public on 9th June, following a smooth and timely relocation.
- Seamless transition: The coordinated approach between acquisition and disposal ensured no service interruption, allowing the Society to maintain its presence in the city without incurring additional costs.
- Strengthened client partnership: This project underlines Innes England’s ongoing relationship with the Nottingham Building Society, supporting an integral business initiative that reflects their long-term commitment to the high street.
conclusion
Through a combination of off-market intelligence, strategic planning, and commercial negotiation, Innes England successfully delivered both the acquisition of a prime city centre location and the disposal of the outgoing branch. The outcome is a strong example of how we help clients manage complex transitions efficiently, with minimal risk and maximum value.
