Challenge: Innes England began working with the Nottingham Building Society in 2021, providing strategic advice on branch disposals and lease events. As part of a long-term plan to maintain and strengthen their high street presence, the Nottingham Building Society was looking to relocate to a more prominent branch location in Nottingham City Centre. This move needed to be carefully timed with the disposal of their existing site on Upper Parliament Street, while also accommodating the fit-out period for the new premises to ensure continuity of service.

  • Off-market acquisition on Clumber Street: Drawing on our strong local network, we identified an off-market opportunity on Clumber Street, Nottingham’s prime retail pitch. The location offered high visibility and strong footfall; an ideal fit for Nottingham Building Society’s new flagship branch. We successfully negotiated terms with the landlord and swiftly progressed the deal by instructing solicitors.
  • Coordinated disposal of Upper Parliament Street: With the new site secured, our attention turned to the disposal of the Nottingham Building Society’s existing branch. We again sourced an off-market buyer and negotiated a deal that allowed for a delayed completion. This ensured the client could complete the Clumber Street fit-out and vacate their previous premises without operational disruption.
