FAQs

Q. Can I kick the tenant out?
A. Business tenants in England and Wales usually have statutory protection, but there are certain circumstances where a renewal lease may be denied. A detailed and up to date knowledge of Landlord and Tenant Act provisions and often close liaison with your solicitor is required. Feel free to call Innes England to discuss more.

Q. Can the landlord kick me out?
A. See above – the other side of the same coin.

Q. Can you tell me how much the rental value is for free before I decide to pay you a fee?
A. Usually not, sorry. There is a degree of front-loading in getting to a meaningful opinion on rent, which in turn then usually drives tactics. In appropriate circumstances we may, however, structure a fee to help mitigate costs exposure. Again, do not hesitate to enquire.

Nottingham Building Society Clumber Street acquisition and Upper Parliament Street disposal

The Challenge: Innes England began working with the Nottingham Building Society in 2021, providing strategic advice on branch disposals and lease events. As part of a long-term plan to maintain and strengthen their high street presence, the Nottingham Building Society was looking to relocate to a more prominent branch location in Nottingham City Centre. This move needed to be carefully timed with the disposal of their existing site on Upper Parliament Street, while also accommodating the fit-out period for the new premises to ensure continuity of service.
