Challenge: Over 25 years, Innes England has acted on behalf of multiple owners – Evans of Leeds, F & C REIT, Harworth and Hortons Estates handling the adjacent industrial estates at Derby Distribution Centre, Sinfin Central and more recently Sinfin Commercial Park. Derby Distribution Centre, the largest second-hand warehouse in Derby, presented a unique challenge to market and let with accommodation ranging from 80,000 sq ft to 400,000 sq ft of flexible second-hand space. Sinfin Commercial Park comprises a 30 acre site consisting of some 21 units from 3,000 sq ft up to 207,000 sq ft.

The approach

Over the years Innes England has tailored an evolving marketing strategy, agile enough to adapt to the changing market needs and specific requirements of the various owners.

Initial assessment and strategy: Innes England developed an initial marketing strategy that highlighted the scale and potential of the Derby Distribution Centre and Sinfin Commercial Park, targeting a diverse range of industrial tenants.

Agile approach: Regular reviews of the market landscape allowed Innes England to adjust the marketing strategy to the evolving needs, ensuring the properties remained competitive and appealing to potential lessees.

The Results

Outcome achieved: The effective marketing and adaptability of Innes England have led to the successful disposal of over 1 million sq ft within the scheme to high-profile tenants such as Ceva, Morrisons, Crown Crest, Great Bear, Rolls Royce, Laura Ashley, Kuehne + Nagel, Network Rail, Wincanton, and ATL.

Innes England is now working with Hortons Estates on an ambitious multi-unit redevelopment of the Sinfin site with proposals for around 270,000 sq ft of modern, sustainable warehousing and logistics space.

Conclusion

Innes England’s deep understanding of the local and regional industrial sector, coupled with its strategic marketing acumen, has culminated in a series of successful lettings that have not only optimised the client’s extensive 30-acre landholding, but also significantly contributed to the ongoing success of the city’s industrial sector. The new redevelopment plans will see the scheme continuing to progress from our first involvement more than a quarter of a century ago.
