Landlord & occupier relationships

With our experienced team and coverage across the UK, we have great relationships with a vast number of investors and landlords.

We believe great landlord and occupier relationships are beneficial for all parties and we will work hard to ensure there are clear communication channels and build relationships with landlords through ongoing dialogue and regular meetings.

OUR COMMITMENT TO OUR CLIENTS

Rental obligations

We will ensure a forensic review of all invoices and charges regarding all monies due under the terms of the occupational agreement such as rent, insurance, and service charge.

We will advise on payments, query with landlords where necessary and oversee cash flow.

Service charge management

We understand that service charges can be an unexpected, sometimes complicated, and costly recharge to occupiers.

We are very experienced in both the implementation and construction of service charges on behalf of landlords which allows us the ability to forensically challenge and review service charges when acting on behalf of occupiers.

We will ensure that all service charges levied upon the property are in line with agreements and charged in the correct manner. If they aren’t, we will challenge them.

We also advise occupiers when taking on a lease with regards to the potential risks, and costs, so that they know exactly what you are signing up to.

Building insurance

We will ensure that any insurance premiums being re-charge by landlords are fair and proportional for occupiers with the insurance documents being forensically reviewed.

Regular inspections of properties

Our Property Asset & Management team have a hands-on approach – we always have a visible presence and are known to both landlords and tenants. We ensure that we carry out frequent inspections to ensure the security, maintenance, and compliance of properties.

As such, we can advise occupiers on their lease-hold responsibilities ensuring compliance at all stages of the lease cycle.

Health and safety

We ensure that the properties that we manage are safe and compliant with all statutory compliance requirements. As a business, we have ‘Safe Contractor’ accreditation and have our own Health and Safety advisors ensuring all our surveyors are constantly updated thus ensuring the highest of standards.

We hold detailed and easily accessible records to ensure the continued compliance of managed properties; examples include asbestos, legionella, fire risk assessments and electrical assessments plus any other H&S matters.

Sustainable property management

We understand the ever-evolving importance of sustainability for occupiers working with them in order to achieve their goals.

Innes England is experienced in helping occupiers about proposed alterations to ensure that works do not affect the energy performance of the property and with our Building Surveying department we can provide the specification, costing, and monitoring of potential works.
