Our team of RICS chartered building surveyors provide lease advisory services for occupiers in all sectors across the UK.
We have a multi-disciplinary approach to our pre-lease advisory service and can tap into our own in-depth market data as well as our in-house highly experienced professional services team to add value to what we deliver for our customers.
If you intend to lease a commercial building, you will be aware that the onus is on you to undertake maintenance and repairs to the property, so before costs can be calculated or a lease agreement negotiated, getting pre-lease advice is a good idea to save you costs during the lease term and when the inevitable dilapidations claim is received at lease expiry.
But beyond advice, a Schedule of Condition documenting the condition of the building before the lease begins can be a valuable tool in limiting a tenant’s liability for repairs and reducing exit costs.

The Challenge: Innes England were instructed to secure a new tenant, manage the outgoing tenant’s dilapidations obligations and carry out required repairs to the property to facilitate a new letting. The project required close collaboration between our Agency & Development and Building Consultancy teams to meet tight timelines and maximise the property’s value.
The Challenge: Innes England began working with the Nottingham Building Society in 2021, providing strategic advice on branch disposals and lease events. As part of a long-term plan to maintain and strengthen their high street presence, the Nottingham Building Society was looking to relocate to a more prominent branch location in Nottingham City Centre. This move needed to be carefully timed with the disposal of their existing site on Upper Parliament Street, while also accommodating the fit-out period for the new premises to ensure continuity of service.
